[vc_row][vc_column width=”1/1″][vc_column_text]From now on, anyone building, selling or letting a commercial building may need to have an Energy Performance Certificate (EPC) and recommendation report. Any owner, landlord or builder must get organised early or face a delay in receiving a certificate of completion from the local authority building inspector.
The EPC shows the energy efficiency of the building as a rating from A – G with A being very efficient and G the least efficient. The recommendation report, issued by an energy assessor, outlines cost-effective recommendations to improve this rating.
Putting all this in place takes time. Particularly in today’s difficult market, it is vital that anyone looking to let or sell a commercial building gives themselves every chance by putting it on the market for as long as possible – so make sure you’re able to do so as early as possible.
The need for an EPC and recommendation report has been in place for buildings of 10,000 square metres and over since early April; from 1 July, they will be necessary for buildings over 2,500 square metres, and for all other commercial buildings from 1 October.
