The Renting Homes (Wales) Act 2016 came into force in Wales on the 1st of December 2022. It has placed various obligations on the landlord and below we list some of the key dates (not an extensive list):
1st June 2023
If a tenancy or licence existed before the 1st of December 2022 then all landlords must provide the contract-holder with the written statements by the 1st of June 2023.
1st December 2023
Landlords must ensure that the electrical report has been obtained on all converted tenancies by this date.
Landlords of converted contracts must also ensure that there is a working smoke alarm connected to the mains electricity and the other alarms on every floor in the property. Failure to comply will result in the property not being fit for human habitation.

Carbon Monoxide alarm
These alarms should have already been in place on the 1st of December 2022. These alarms must be in a room which has a oil, gas or solid fuel burning appliance.
There are many other obligations on the landlord not referred to above and if not complied with it could result in the landlord facing penalties and unable to serve a notice on the contract-holder. These include repairing obligations and the property being fit for human habitation.
